Site A Demolition Newsletter - Spring 2025

Site A Demolition Update

The demolition of the buildings on Site A will allow construction of 430 new homes (215 of which are affordable), a new library, improved facilities for market traders and a new public space to be built.

Keltbray, the demolition contractor for Site A, have made a lot of progress including:

  • Asbestos removal and demolition of Ingrebourne House
  • Asbestos removal from Lambourne House
  • Installation of hoarding and scaffolding, including a scaffold gantry, on Broadley and Penfold Street Demolition work is expected to continue until September this year with demolition happening in the following step

January

  • Demolition of Lambourne House.
  • Asbestos removal from Pool House.
  • Asbestos removal from Blackwater House.

February

  • Continue demolition of Lambourne House.
  • Scaffolding installation on the corner of Penfold Street and Church Street on 16 February.
  • Installation of hoarding on Church Street
    (16 to 24 February). This will see:

Planned Work Hours – 7.00am to 7.00pm. Equipment will be delivered to the site on Sunday, 16 February to
avoid disruption to the market.

Non-Noisy Activities – Setting up exclusion zones from 7.30am with fencing around perimeter of Church Street.

Delivery & offloading concrete block – Two lorries will deliver and offload blocks to Church Street. A forklift will install blocks into position.

Carpentry Work – Carpenters will install hoarding along the Edgware Road elevation. Completion by end of the day.

Exclusion Zone – Once activities are completed, the exclusion zone will be moved back 2 metres to allow for the hoarding installation for the next day. Fencing will be dismantled after hoarding installed. Westminster City Council security will be in place until works have been completed. Hoarding work will be completed by Friday 21st February.

Lighting will be installed on the hoarding. We apologise in advance for any inconvenience caused by these works.

Once the scaffolding installation is complete, over the following six months we will continue to carry out asbestos removal to the remaining blocks – Pool House, Blackwater house and Cray House. When all asbestos is removed, we will continue demolition in the same order.


Name The Muncher Competiton – Winner Announced!

We are excited to announce the winner of our “Name the Muncher” competition! Students from King SolomanAcademy, Christ Church Bentick, and Gateway Academy submitted creative and fun ideas. The overall
winner is Angry Alex, submitted by Laith from King Soloman Academy.

In the 4-7 age category, Filippo’s Crunch-o-saurus and Jack’s Douglas shared the first prize.

Congratulations to all participants! As a special reward, our 8 finalists will be invited to a site visit to see Angry Alex in action.

Coffee Mornings come to the Regeneration Space

Starting Wednesday 22 January, we will begin a regular coffee morning at the Regeneration Space (56 Church Street, London NW8 8ET). These will be from 11am to 12pm and will be held every second and fourth Wednesday. These are replacing our library drops ins.

Come along and find out all the latest about the regeneration of Church Street or just come and say hello.

If you require independent advice on Church Street Regeneration, please pop into a PPCR drop-in
session.

Their drop-in sessions take place every 2 and 4 Thursday of each month. If you’d like to speak to them, their next drop in for February and March is:
