Site A Demolition Newsletter - Summer 2025

Site A Demolition Update

The demolition of the buildings on Site A will allow construction of 430 new homes (215 of which are affordable), a new library, improved facilities for market traders and a new public space to be built.

Current Works 

  • Cray House has been demolished and the central area is now down to ground level.
  • Scaffold gantry and plywood shielding has been installed on Penfold Street around the site of the former Lord Admiral Pub.
  • Scaffolding is being installed along Church Street (next to Blackwater House).
  • The removal of internal fixtures and fittings in Blackwater House has started.
  • Demolition of Lambourne and Pool House will continue.

Upcoming works

  • Demolition of Blackwater House will start in May.
  • Excavations will take place on Penfold Street. 23 April to 29 April to allow Thames Water to disconnect the site from mains water.
  • Demolition 382-386 Edgware Road & 129 Church Street will start by the end of June

Church Street: Name it Together

As part of Site A Regeneration we will work with the local community to name the new blocks that will contain the new homes.. It is important to us that the new names are respectful of the existing community and reflect Church Street’s history.

We have held a theme and naming workshop with the Church Street Regeneration Community Group (CSRCG) to gather their feedback. We are considering their feedback, and, in the meantime, you can send us your suggestions via:

We will want to hear your views on the potential names for the new buildings. We are keen to know what you think, so please do get involved!

Name The Muncher Competition Update!

In our Spring issue of Site A Demolition newsletter, we announced the winner of the Name the Muncher Competition.

The luck winner Laith who won the completion by naming the muncher Angry Alex will be visiting the Site along with the 8 finalists next month to see Angry Alex in action.

Well done to all the competition winners!

Site Working Hours

  • Monday – Friday, 8am to 6pm
  • Saturdays (for essential works only) 8am to 1pm
  • No work on Sundays
