All Systems are go!

It’s going to be a hugely exciting time in Church Street. Keltbray (the demolition contractor) will start setting up their site during the week beginning on September 16 - this will officially signify the beginning of the regeneration work on Site A.

While Keltbray will start setting up on site on the week beginning September 16, the actual demolition will start in late October. Demolition is expected to run until Summer 2025. 

Site A will see 430 new homes (of which at least 50% will be affordable), a new Church Street Library, improved public spaces and improved facilities for market traders. To stay up to date with all construction and demolition work when it starts, you can:

  • 19 September Monthly Community Market Stall – meet the demo contractor, Church Street Market,10am to 2pm.
  • Come to our weekly drop-in session at Church Street Library every Wednesday from 2 pm to 4 pm starting September 26. 

Exactly how will the demolition be carried out? 

The days of a huge Iron ball on a long chain, swung by a crane are long gone. The demolition contractor will use a high-reach excavator with a hydraulic muncher attached – see picture. The muncher will break off parts of the buildings bit by bit. This controlled method allows contractors to carry out demolition in tight spaces and minimise impact to surrounding buildings, road and markets.

The high-reach excavator will be helped by a water suppression system, that sprays water to minimise dust. Special ‘Moto Fog’ machines will be on the ground level to further reduce dust.

Actual demolition will start in late October and is expected to progress in the following order and finish in summer 2025.

  • Ingrebourne House 
  • Lambourne House 
  • Pool House 
  • Cray House 
  • Blackwater House 
  • Edgware Road Building

How will traffic be managed?  

Every effort will be made to reduce disruption to the area from traffic coming and going from the site. As a part of this: 

  • Traffic Marshals will guide vehicles in and out of the site. 
  • There are to be no deliveries to the site before 8 am and after 5.30 pm on Monday to Friday. 
  • Vehicle movements will, as much as possible, avoid busy times. 
  • All haulage drivers are trained to the highest standard and will follow the route shown.

Keltbray and the council will monitor the impact of this route throughout demolition and based on the results of this monitoring and resident feedback, will examine how we can further improve its operation.


When will the hoardings go up?

The hoardings (the wooden fence that will go around the demolition site) are expected to go up in 2 different phases:

  • Phase 1: End of September / Start of October 2024 
  • Phase 2: January / February 2025
